Booking Terms & Conditions

By making a booking, you are accepting our terms and conditions below:

 

A 25% deposit is required with your booking and the balance is due no later than 2 months before the holiday begins.  Telephone reservations will be held for 5 working days pending receipt of deposit.

 

Should you have to cancel your holiday more than 28 days prior to the start of your booking, we will do our best to re-let the cottage, and if successful, your full deposit will be refunded.  If you have to cancel your holiday less than 28 days prior to the start of your booking and we cannot re-let the property, you will be liable for full payment.  However, if we can re-let the property, then a full refund will be sent to you.

 

Weekly lettings are from Friday to Friday (unless agreed otherwise) and weekend bookings or short breaks run from Friday to Monday and Monday to Friday respectively.  Your rental period starts from 4.00pm on arrival day and you need to vacate the property by 10.00am on day of departure. An earlier arrival time may be possible so please ask.

 

The number of people occupying the property must not exceed 9 (babies under 2 are not included in this restriction).

Electric cars must not be charged at the property using the domestic electrical sockets. There is no EV charging point on site so owners of electric vehicles must use the local charging points and not connect to the supply in the house.

Smoking is strictly forbidden in the property and we request that if there are any smokers amongst the guests that they take great care if smoking outside.  The property is mostly timber and, in the summer months especially, care must be taken to avoid any possibility of fire – both to the building and to the surrounding fields.

 

The owners cannot accept responsibility for injury sustained by any visitor, nor for loss, nor damage to vehicles or effects brought onto the property.

 

Any breakages or damage must be reported and paid for.  A £100 refundable deposit is taken prior to a stay to cover the cost of any damage or excessive cleaning, but if the cost exceeds this, additional money will be required.

 

We expect you to take care of the property and leave it in a good, clean state.  If any furniture is moved, please return it to its original position.

 

If you are bringing a dog with you, then you must clean up all dog deposits from the garden to leave it a safe and hygienic area for the next guests.

No parties are allowed without speaking to us first.
