Terms & Conditions

A 50% deposit is required with booking and the balance is due no later than 28 days before the holiday begins. Telephone reservations will be held for 5 working days pending receipt of deposit.

Should you have to cancel your holiday more than 28 days prior to the start of your booking, your full deposit will be refunded if Hawthorns can be re-let. If you have to cancel your holiday less than 28 days prior to the start of your booking and we cannot re-let the property, you will be liable for full payment. However, if we can re-let the property, then a full refund will be sent to you.

Lettings, unless agreed otherwise, are on a weekly basis from Friday to Friday.

Please arrive after 4.00 pm and vacate by 10.00 am on the last day of your stay.

The number of people occupying the property is limited to the number of beds provided (babies under 2 are not included in this restriction).

Bed linen (duvet covers, pillow cases, sheets etc), tea-towels and towels are not provided. Please bring your own unless you wish to take advantage of a local service (see Bed Linen tab under Tariff). Pillows, duvets, and mattress covers are provided. There is one king-size bed, one double bed (4’ 6”) and the rest are all standard 3’ 0” widths.

Smoking is strictly forbidden in the property, and we request that if there are any smokers amongst the guests, that they take great care if smoking outside. The property is mostly timber and, in the summer months especially, care must be taken to avoid any possibility of fire – both to the building and to the surrounding fields.

Well-behaved dogs are welcome (maximum of 2), but we request that they are not left in the property on their own. We also ask that they are not allowed onto the soft furnishings or upstairs (please see Dog Owners tab).

The owners cannot accept responsibility for injury sustained by any visitor, nor for loss, nor damage to vehicles or effects brought onto the property.

Any breakages or damage must be reported and paid for.
